If you've been shopping, you already know there are a gazillion Costa Rica real estate websites. Prepare to be overwhelmed. We were. Unfortunately, many of these advertise old information. Many of the rest have information only on the developments or family parcels being sold by that agent*. The sheer number of websites alone is intimidating. I have links to as many as I can find in the right column. Please note, that while some of these sites have good listings, this is by NO means all the property for sale! Please read on!

ABOUT Choosing Your Real Estate Agent* and the "MLS"
Choosing the right real estate professional in Costa Rica is THE critical item. There are NO real estate licensing laws, and NO comprehensive database (what we call the MLS, or Multiple Listing Service in the states).


Licensing does NOT protects you from a less-than-ethical person. That is clear. But here, EVERYONE is a “realtor” simply on their say so. No training, no standards... not even ones to be ignored! It's a free-for-all. Not necessarily a bad thing, but you want to be aware of this fact!

Since there is no “MLS” in Costa Rica, you need an agent who knows how to find the property you seek. Not just the one(s) her family has for sale, or just in the developments in which s/he has an interest!

You have to be particularly diligent here in finding a knowledgeable, experienced and trustworthy agent. You need one who can help you find the perfect property for you AND advise you on property rights AND refer you to a good competent trustworthy attorney. If you don't use my services to do this, ASK FOR REFERENCES AND THEN CALL THEM.

Good agents are available – I have many friends and acquaintances who have successfully and happily purchased property here. I can help you accomplish this, too.

Frequently Asked Questions:

A few people have asked, "Why don't you sell real estate, instead of just referring?"
I've done the Complete Realtor Business. I have no interest in having listings. Buyer Agency is my forté. I know shopping, I know people... tell me your real estate goals. If your property is out there, we will find it!

How can you afford to do this for free?
It's free to YOU. IF you buy property, I receive a referral fee from the agent to whom I refer you.

How will you earn this referral fee?
My services to you are outlined specifically above under "My Services"; my services to the referring agent are outlined in the last question below.

Will you refer me to just any old agent who will pay a referral fee?
No. Please read the testimonials from my customers. I have earned and kept their trust. Contact them if you like. They are all still speaking to me.

What if you can't find an agent who is good AND who will pay a referral fee?
I will. Unless there are no good professional agents in the area you want to see. And I haven't found that area yet! Professional agents are used to paying referral fees. In the states, I frequently paid them to agents from other areas who sent a customer to me. From an agent's point of view, I am bringing him/her a hand-picked pre-qualified buyer and I've done all the footwork. Agents welcome my referrals!
