Property Management Services

Our "Property Management Creed" is for you to sleep well at night, assured that your property is doing fine, under a watchful eye and increasing in value every minute.

We manage long-term (6 month+) rental properties only, no short term, i.e. vacation rental, properties.

We can a) secure the tenant, or b) secure the tenant and manage the property or c) visit monthly. You choose from these three options, as follows:

Option #1 Property Management
For Long Term Rentals, we'll secure the tenant (landlord pays for classified advertising), manage all showings, check credit and references, handle the lease transaction (leases are prepared by an attorney), collect the rent, and handle any and all emergencies. We maintain a current list of reliable contacts for repairs and maintenance.

Should there be an eviction, we take care of the postings, filings and personal appearances.

Landlord is responsible for all costs associated with the property; we keep the property tenant-occupied and oversee maintenance.

Our charge for this is $350 to secure the tenant (includes the lease and credit check expenses) and 12% of the rental income, payable monthly.

For repairs or maintenance jobs that require time other than on the phone, the charge is $30/hour. Anything having to do with the tenant: depositing rent, posting a notice, is included in the monthly fee and not subject to the hourly charge.

Disaster Hourly Charge Our efforts to take care of everyone’s properties in the aftermath of Wilma took its toll. It was an overwhelming experience, we learned a lot and we hope and pray we NEVER have to do THAT again! But if we do, the hourly rate is $60/hour to oversee the cleanup and restoration, find workers to make the repairs, make sure the repairs get done, the trash gets hauled, in some cases to do the hauling and clean-up ourselves, to meet with insurance adjusters, make the decisions, etc. This will include phone and desk time – it’s too overwhelming and stressful not to be paid to deal with it all. If you don't want to pay this, COME ON DOWN!!! All hands are most welcome!

Option #2 Secure Tenant Only
For Long Term Rentals, we'll secure the tenant (landlord pays for classified advertising) and handle the lease transaction.

Our charge for this is 1/2 of one month's rent (includes the lease and credit report expenses), payable on the first day of the first month the tenant is in residence.

Option #3 Property Visits
We will visit your property once a month (or any schedule you request: once a day or once a year), walk-thru and make certain all is OK (no leaks, damage, etc.) for $30/visit.
